# What Does Your Budget Buy in Leander, TX?

Rob Poulton, Rob Poulton, eXp Realty, eXp Realty, License 846287, 512-817-2174

**Quick Answer:** In Leander, $375K–$425K buys a 3-bed starter in older 78641. $450K–$650K is the sweet spot, 4-bed, 2,400+ sq ft homes in Bryson, Larkspur, Caughfield, or Palmera Ridge. $700K–$1M opens up Crystal Falls and Travisso. Above $1.2M, you're in custom estates, hill country acreage, or premium golf-course lots.

## $350K to $450K: Entry Leander

At this tier, buyers typically look at 3-bed homes in the 1,400–1,900 sq ft range, often in established 78641 sections like Block House Creek, older Mason Hills, or Summerlyn. Homes are 15–30 years old; condition varies. There is essentially no new construction in Leander at this price.

## $450K to $650K: The Leander Sweet Spot

This is where Leander's value proposition is clearest. Buyers consistently find 4-bed, 2.5-bath homes in the 2,200–2,800 sq ft range. Communities include Bryson, Larkspur, Caughfield, Palmera Ridge, and the lower end of Travisso. For relocation buyers from California or the Northeast, this tier consistently produces genuine astonishment.

## $650K to $1M: Premium Leander

Above $650K, buyers access Crystal Falls, the upper sections of Bryson and Travisso, and newer custom infill across 78645. Expect 2,800–3,800 sq ft, updated kitchens, larger lots, dedicated office or game room, and outdoor living. Pool homes become common.

## $1M+: Estate Tier

At $1M and above, buyers move into Travisso's premium ridge lots, Crystal Falls golf-course frontage, and custom builds on hill country acreage in 78645. For acreage-style estates, neighboring Liberty Hill, Bertram, and Burnet (Liberty Hill ISD or Burnet CISD) typically deliver more land per dollar than staying inside Leander city limits.
