Comparison

# Leander vs. Cedar Park vs. Liberty Hill: An Honest Comparison for Williamson County Buyers

Rob Poulton, Rob Poulton, eXp Realty, eXp Realty, License 846287, 512-817-2174

**Quick Answer:** Cedar Park wins on employer proximity and mature established neighborhoods. Liberty Hill wins on acreage and rural character at a premium-acreage price. Leander wins on overall value: A-rated Leander ISD at roughly a 20–25% discount to Cedar Park for comparable square footage. The right answer depends on what you are actually optimizing for.

## The Tradeoffs Nobody Tells You About

Online comparisons usually compare city-level statistics that tell you almost nothing about where to actually live. This is the comparison you actually need.

## Schools: All Three Sit in Top Districts

Both Leander and Cedar Park sit inside Leander ISD, which means the school-district debate between them is really a feeder-school debate. Vandegrift and Vista Ridge feeders carry the highest premiums, while Leander HS and Glenn HS feeders offer better value. Liberty Hill is served by Liberty Hill ISD, a smaller, highly rated district with one comprehensive high school, smaller class sizes, and a tight community feel.

## Price: Where Your Dollar Goes Furthest

Cedar Park is broadly comparable to Leander on median price but skews older, much of Cedar Park's inventory was built between 1990 and 2010. Leander's blend of late-90s through 2020s construction often delivers a more move-in-ready product at a lower per-square-foot cost. Liberty Hill is the outlier: smaller home footprints sit on much larger lots, with new-construction estates pushing into the $700K–$2M range.

## Commute: Where Are You Actually Going?

Cedar Park sits closest to the Apple campus, the Domain, and the densest North Austin employer cluster. If your office is at Apple, Indeed, or in the Domain, Cedar Park shaves 10–15 minutes off a daily commute versus Leander. Liberty Hill is best for buyers heading to Liberty Hill itself, Georgetown, or Burnet. Leander sits between the two on US-183 / 183A and adds direct access to the CapMetro Red Line for downtown commutes.

## Lifestyle and Amenities

Cedar Park has the most retail and entertainment density, including the H-E-B Center (home to the Texas Stars AHL hockey team), Lakeline Mall, and 1890 Ranch. Leander's lifestyle assets are different in scale: Devine Lake Park, Robin Bledsoe Park, Benbrook Ranch Park, the Old Town historic district, and an expanding parks and trails network. Liberty Hill offers small-town character, the South San Gabriel River, and easy access to Lake Travis.

## The Bottom Line

Choose Cedar Park if employer proximity and mature established neighborhoods matter most. Choose Liberty Hill if acreage, lower density, and a small-town feel are your priorities. Choose Leander if you want the best balance of school ratings, neighborhood quality, and price, which is why Leander consistently ranks as one of the best-value Williamson County buys.

## Frequently Asked Questions

### Are Leander and Cedar Park in the same school district?

Yes. Both cities are served almost entirely by Leander ISD, so the district decision is identical, what differs is the specific feeder pattern (elementary, middle, and high school) for each address.

### Which is cheaper, Leander or Cedar Park?

Leander typically runs roughly 15–25% below Cedar Park for comparable square footage in similarly rated school zones, particularly for newer construction.
